Z Majlis is a 4,000 sqm contemporary desert residence in Dubai, UAE, designed by NIU, led by Giorgio Palermo and Elena Gregorutti. Shaped from the inside out, the home draws from the traditional majlis, unfolding as a sequence of spaces that shift naturally between openness and privacy.

The interior reflects the client’s lifestyle through integrated elements. A curated car gallery is embedded within the living areas, while a private suite offers retreat. A bespoke bowling cave adds a social layer without feeling separate. The result is a cohesive and personal home, defined by continuity rather than individual features.
